Garden Rooms Built by a Builder

Engineered timber bases on steel ground screws, structural timber frames and proper insulation. A garden room built by a building company, not a kit supplier, across East Sussex and Kent.

A steel ground screw foundation, a structural timber base and frame, insulated floor, walls and roof, and certified electrics, from one team, with one person responsible.

Standard Specification

  • Steel ground screw foundations with an engineered timber base: installed in a day or two, no excavation, no spoil, no concrete lorries on your drive
  • Insulated floor, walls and roof, with two levels available: our standard spec for offices, gyms and studios, or our premium spec, insulated to the levels required for habitable rooms [[TODO: confirm depths for both specs]]

  • GRP or EPDM flat roof with a 20 year plus life
  • Aluminium doors and windows, double glazed as standard
  • Certified electrics on its own circuit from the house, with certificate issued

Office, Gym, Studio or Annexe

Most of our garden rooms are used as offices, gyms and studios, and under permitted development these rarely need planning permission.

Annexes are different, and worth understanding before you spend money. If the room will be slept in or lived in, it usually needs Building Regulations approval, and if it functions as separate accommodation it may need planning permission too. Because we build with structural timber frames and offer a premium insulation spec, upgrading to a compliant annexe is a smaller step with us than with a kit supplier. We will tell you which consents your plans actually need at the first conversation.

How It Works

    Site Visit and Quote

    Henry visits, measures up and quotes. The same person who quotes is responsible for the build.

  2. 02

    Base

    Steel ground screws and the insulated timber base go in, usually in a day or two, with no mess and no skips.

  3. 03

    Build

    Frame, roof, doors and windows, insulation, electrics and cladding, typically 3 to 5 weeks.

  4. 04

    Handover

    Electrical certificate, keys, and a room you can use that evening.

Frequently Asked Questions

Do I need planning permission for a garden room?
Usually not. Most garden rooms fall under permitted development if they are single storey, under 2.5m high near a boundary and not used as a separate dwelling. Conservation areas and listed properties are different, and we will check your situation before anything is ordered.
Why ground screws instead of a concrete base?
Speed, tidiness and flexibility. Screws go in without excavation, so there is no spoil, no concrete lorries and no weeks of curing. They handle sloping sites well and the base can be removed later without a scar on the garden. We come from housebuilding, so if your project genuinely needs a concrete base, an annexe or something structural, we can pour one. For most garden rooms, screws are the better engineered answer.
How long does a garden room take to build?
Typically 3 to 5 weeks on site from base to handover, depending on size and specification.
Can I use it all year round?
Yes. Floor, walls and roof are insulated even at our standard spec, so the room holds heat in winter and stays usable in summer. If you want higher performance, our premium insulation spec takes it to the levels required for habitable rooms. We can also install air conditioning for heating and cooling in one unit.
Can I have a toilet, sink or shower in my garden room?
Yes. We can run water and waste to and from the room, something most kit suppliers cannot offer. Where the drainage runs and whether Building Regulations approval is needed depends on your site, and we will advise at the first visit.
Can I spread the cost?
We do not offer finance directly, but we can stage payments against progress: deposit, base complete, weathertight, handover. [[TODO: confirm payment terms]]
